Services

Our reinstatement services include but not limited to removal/addition/relocation of partitions, lightings, sprinkler heads, electrical wirings, false ceilings, cabinets, raised floor system, marble floor and wall painting to the original color. And we also help to manage and coordinate with building nominated contractors, such as F.S.(Fire Service), P.A.(Public address system) and A.C.(Air Conditioning) contractors.

Site Inspection

  • Carry out site inspection at the office premises. Obtain floor plan, ceiling plan and layout plan etc. from tenant/management office. Discuss, understand and reach a consensus with management office about the building standards and reinstatement requirements.

Preliminaries Works
-Insurance

  • Provide Employees’ Compensation Insurance and Contractors’ All Risk Insurance covering the whole period of the reinstatement project.

-Protection work

  • Supply and install temporary Full Height Hoarding at main entrance area including sliding door with lock.

  • Supply and install necessary protection on wall & floor at common corridor, disable toilet, cargo lift and cargo lift lobby.

  • Provide and maintain a minimum of one CO2 type fire extinguisher per 100M2  throughout the project.

-Supervision

  • Provide licensed full time on site foreman to co-ordinate with building nominated contractors.

  • Weekly progress report with photo will be submitted to tenant.

Dismantle Works

-Removal of all electrical and data components

  • Removal of all lighting points, power points, data points, telephone points, cables, conduits, trunking and, sockets etc.

-Removal of all add-on plumbing components

  • Removal of any drainage pipes, sinks and valves that were newly installed during the occupancy.

-Removal of all add-on fire safety components

  • Removal of any sprinklers and smoke detectors that were newly installed during the occupancy.

-Removal of all furniture items

  • Removal of all built-in furniture and office system fittings and furniture including but not limited to working tables, chairs, cabinets and decorations.

-Removal of all partitions and false ceiling

  • All add-on partitions for sub-dividing the workspace and add-on false ceilings will be removed.

-Removal of all add-on doors, windows, curtains and blinds

  • Any doors, door frames, windows and soft furnishings such as curtains and blinds must be removed including all visible mounting brackets and screws. Any screw-holes and damaged structural members need to be patched-up to a condition deemed acceptable.

-Demolition of all add-on masonry works

  • All block/brick walls, floor tiles, wall tiles, etc. done during the tenants occupancy will need to be hacked away and all affect areas will need to be patched-up and made good to a condition deemed acceptable.

Builder's Work including Metal Ceiling  and Raised Floor System Works

-Ceiling

  • Supply materials and labour to install new ceiling system (match with building's standard) including suspended system, ceiling runners, ceiling panels and finished angles etc. [for area damaged by partitioning]

  • Provide labour to re-install(re-level) the ceiling system to match with building's required alignment. [for non-damaged arae]

-Walls and windows

  • Provide labour to touch up all column and wall surfaces and repaint in two coats of whitle emulsion paint.

  • Supply material and labour to touch up and re-spray damaged windowsill boards and mullions.

  • Provide labour to touch up all window blinds trunking.

-Raised Floor System​

  • Provide labour and necessary tools to install new raised floor system including pedestals system and raised floor panels.[for area damaged by partitioning]

  • Provide labour and necessary tools to reallocate the existing raised floor panels to adjust the leveling & alignment to match with building's standard.

  • Provide labour to remove the stain of adhesive glue made by installation for carpet of raised floor panel and clean the exposed area of the raised floor panel and voids of underfloor.

  • Supply materials and labour to install new floor boxes for the missing area.

Electrical Works (Tenant's area)

  • Provide labour and necessary tools to relocate all light boxes to match with building's required alignment.

  • Supply materials and labour to repair all damaged light boxes and replace all light tubes.

  • Supply and install all missing trunking covers.
